What Are the Benefits of Working with a Local Real Estate Investor in Hartselle, AL (Photo courtesy of Ben White)
Nearly 20 years ago after growing up in a rental house with my mother and brother for 17 years, my mother received a phone call from our landlord’s daughter. Our landlord, who rarely went up on the rent in all of that time, passed away and his daughters were selling off his properties. This was during the time of a housing boom where low interest rates enticed people to sell off their properties because they could get an inflated price, much like how it has cycled back to in today’s economy. With nothing being available for rent in any of the surrounding areas in an affordable price range, my family was forced to move away from my hometown. We relocated to a different part of the country where real estate was cheaper and we could afford to purchase a home. It wasn’t the greatest of homes and it was several hundred miles away from the rest of our extended family, but it was a roof over our heads and it was OURS. We no longer had the stress of worrying every year if that was going to be the year the landlord decided not to renew the lease and sell, forcing us to have to move. If we were going to move again, it was going to be on our terms. No other person made that decision for us.
Fast forward to 20 years later and I still live in that same area. I love it here. This is my home. I am married, have a beautiful child, and am fortunate enough to own my own home in a nice community within a great school system. Now this area, which has been a great place to live, is seeing a massive growth in population. I am starting to see the same scenario play out for many of our local renters as it did for me. Fortunately, I am in a much better position than I was 20 years ago but I really do feel for the renters who are suffering from the impact of watching many out-of-state investors offering low-ball cash amounts for homes and farms, sight unseen, then flipping them and renting them back to the locals at exorbitant prices. The majority of them have never even been to this state and have no interest in learning about the people and its culture. They just look at the numbers and don’t seem to mind how they are contributing to an increase in homelessness and mandatory re-location for many who have called this area their home for a good part of their lives. When I first moved down here, I could drive around all day and not see one out-of-state license plate and there was hardly any traffic. Now I’m slowly watching this area become bombarded with people from other states and stripping our area of its uniqueness and identity.
Every day, I see people online begging for affordable places to rent for them and their children because their landlords have sold their houses out from under them and they have no place to go. I’ve gotten several calls personally asking for help and I do what I can to try and secure homes so I can rent them out but it has not been easy. I’ve had several people tell me that they’ve sold to “someone from another state” for cash. Even when I offer over their asking price, if they are willing to wait 2 or 3 years for the money, they’re not interested.
What are the benefits of working with a local real estate investor in Hartselle, AL? There are several benefits of using a local real estate investor like Jeanne-Buys-Houses. For people who truly love their community, there IS a way that you can move from your house while making a good profit and help those in need, not just help the people who want to move here just because. I wanted to put this information out here so people can become more aware of the fact that there are alternative options that can benefit both the seller and the buyer when it comes to real estate. I do my part in helping others by trying to acquire land and/or houses that I can improve to a livable standard and either rent them out to locals in the community at more moderate prices, or even better, help them become first-time homeowners. I offer ways where the seller doesn’t “have to be a landlord” in order to make extra money off of their no longer needed property. I know how to get creative when it comes to customizing a strategy to produce a win-win for both sides. I ALWAYS make it to where the seller doesn’t pay closing costs and realtor fees. I can make the whole experience as stress free as possible for both sides. I can help those who have properties that need a lot of work and emptying out, just as much as I can help those who have a property that needs nothing done to it. The goal of the team at Jeanne-Buys-Houses is simply to help others.
